Significant Projects: Citywide Interest

Not all projects are the same. We use the terms "significant" to identify projects of citywide interest and "large" for projects with 25 or more new housing units or over 25,000 square feet of commercial. If you are interested in these larger projects, use the listing below for project details. To learn more about how we define project size and outreach criteria, read our Public Outreach Policy.

Taking Outreach Further and How to Stay Informed

Our Public Outreach policy defines projects by size and expected community outreach. This policy takes outreach further than what is required by state law. For example, typically land use applications require a 300 foot radius for mailing postcards to neighbors ten days in advance. Depending on the size, a project under our policy could have a 300, 500, 800, or even a 1,000 foot radius for mailing, and our local ordinance requires 14-day notice.

If a project interests you, sign up for e-notifications which can be found on individual significant project pages. If you are interested in a small to large project, contact the assigned planner to stay up to date. Updates will inform you of new documents that are available, community meeting, public hearing dates, and more.

STATUS DEFINITIONS

Below are typical statuses you may see related to planning projects and what each status means.


PRE-APPLICATION/PENDING APPLICATION
  • Not all applicants submit pre-applications, but some do. The applicant is considering applying for a development project but has not formally submitted a land use application. The preapplication is a helpful tool for an applicant to present a proposal, understand city requirements, and gather community feedback prior to formally applying.
APPLIED/UNDER REVIEW
  • The applicant has submitted a formal land use application to the City and  is required a response from the City within 30 days of submittal regarding the completeness of the application. During the 30 day timeframe the project application is under review by all applicable city departments including the assigned planner and any other required city reviewers like Public Works, Fire, and Water.
  • Public comments can be submitted at anytime while the project is in the Applied status. To comment on a significant project, visit the project page for comment instructions. For all other projects, contact the assigned Planner listed in the project details.
  • Once the 30 day comment period is closed and any corrections are made the application is schedule for the appropriate hearing(s). Some applications require all advisory and decision-making body approvals ( Historic Preservation Commission, Zoning Administrator, Planning Commission, and City Council), while others may require one or a combination.

APPROVED

  • The application was approved by the decision-making body at a public hearing or was approved by Planning staff. Whether the application can be approved by staff or a decision making body is determined by the scope of the application. In some instances, a project may require approval from multiple bodies, such as Planning Commission and City Council.
  • If the project is not appealed, the applicant may apply for a building permit to begin construction of the project.
DENIED
  • The decision-making body or staff has denied the project.
APPEALED
  •  The project has been appealed and will be scheduled to the appropriate appeal hearing.
